This website is not a contract, a bid or an estimate
This is an informational website describing the kind of work we do. Nothing on it is an offer to perform work, a quotation, a price, or a commitment to a schedule — and nothing you read here forms an agreement between us.
Any work we do for you is governed by a separate written contract, signed by both of us, setting out the scope, the price, the schedule and the terms. Where anything on this website differs from that signed contract, the contract governs.
Accuracy
We keep this site as accurate as we reasonably can, but we do not warrant that everything on it is complete, current or error-free. Descriptions of services, materials and processes are general. What a particular project actually involves depends on the property, the condition of the existing structure, permitting, inspections, material availability and the scope we agree with you.
Photographs and past work
Photographs on this site show projects we have built. They illustrate the type and standard of work we do. They are not a promise that your project will look the same, cost the same, or take the same amount of time — every home and every scope is different.

The text, photographs, layout and design of this site belong to Darks Design + Build. You are welcome to view and share links to it. Please do not reproduce our photographs or copy substantial portions of the text for commercial use without asking us first.

The clause that matters most here is the first one. For a contractor, the real risk in a website is a visitor treating published descriptions or photographs as a quotation. This says plainly that they are not, and that the signed contract governs.
